Summary: Lulworth House was built in
1999 to a high specification of mainly specialist brick
under a tiled roof. The property was designed specifically
for Bed and Breakfast with owner accommodation at the
rearon the ground floor. However it would be equally flexible
as a gracious family home with an annexe or office suite
on the ground floor.
Where are we: Situated on the A35 between
Honiton and Dorchester. About two miles east of Axminster
centre, on the A35. When you reach Raymonds Hill go past
the post office on your left and Lulworth House is the
sixth property on the left, set back from the road. If
you are coming from the Bridport / Dorchester direction
we are about the fourth property on the right as you start
coming down the hill towards Axminster.
Local Area and Amenities : Lulworth House
is located on the edge of Raymonds Hill which is approximately
3 miles from the coastal town of Lyme Regis on the Jurassic
Coast which has been given international recognition as
a World Heritage Site, being noted for its geological interest,
dramatic cliffs and fossil and plant rich shore line. Deservedly,
it is also A Designated Area of Outstanding Natural Beauty.
Lyme Regis is famous for its harbour and ancient cob and
the picturesque town centre includes a growing artistic
community. There is a wide range of shopping and leisure
facilities including sailing, diving, fishing and golf.
Lyme Regis is well served by a modern medical centre and
is within easy reach of excellent secondary schools at
Colyton and Lyme Regis. To the east is the market town
of Axminster, which has a wider range
of facilities, along with a railway station on the London
Waterloo line. The A35 provides good links
to the county towns of Dorchester, some 25 miles to the
east and Exeter some 28 miles to the west. 30 miles to
the north is the county town of Taunton with a railway
station on the London Paddington line and access to the
M5 motorway. There are International Airports at Exeter
and Bristol.
The property consists of four en-suite bedrooms on the
first floor with scope to extend into the loft space, which
is presently used for storage, which is already served
by a large south facing dormer window. On the ground floor
are two large reception rooms and a delightful kitchen/living
room all linked and enjoying access and views to the garden.
In addition there is a utility room, garage, office/bedroom
5, bathroom and wc, which has separate outside access and
could be used as an annexe or office where there is Broadband
connected.
The property benefits from stained timber double glazing
throughout including the outbuilding and oil fired central
heating is provided with a good distribution of radiators
and there are telephone and T.V. points in most rooms.
Lulworth House is traditional in construction with a spacious
contemporary feel, set in its own grounds in a much sought
after, close to coast location in favoured East Devon.
End of Chain
In order to make the sale of our house a little less complicated
and less stressful we will move out of the house and
rent until we find our new home. This means no chain
from our side
Reason for sale
Firstly we need to move to an area where my design consultancy
will find more engineering work and secondly as the kids
have left home we find ourselves rattling around in a
big family home with no real need for all the extra space

there is parking for several cars. The drive proceeds then to the side
of the house through a five bar vehicle plus pedestrian gate to the
rear grounds and outbuilding which consists of a

timber windows, and power and light. There is a covered way between
